Why Ventura Chooses Midtown Plumbing Company

Finished drywall, not a “rough patch”

Many repiping companies end the job with a rough patch. They screw a piece of drywall over each opening, tape the seams and leave. You then hire a drywall contractor to redo every patch.

“In my experience, rough patch is plumber talk for a drywall repair you will pay a professional to redo. When we finish a repipe, you are not left with poorly patched walls and another contractor to hire.” Shawn Girt, Owner

Midtown provides premium drywall patches on every residential repipe. Each opening is closed, finished and blended with the wall around it. When we pull out of your driveway, the plumbing is done and so are the walls.

Signs your home needs a repipe

  • Low water pressure at several fixtures at once
  • Brown or yellow water after the water sits overnight
  • Two or more pinhole leaks or slab leaks in a short period
  • Gray, threaded steel pipe at the water heater or under your sinks
  • A home built before 1970 with the original plumbing still in place

Why Water Lines Fail in Ventura County

Most of our repipes trace back to four local conditions.

Ventura County water lines fail for local reasons. The coast, the soil, the water and the age of our buildings each wear on pipe in a different way. A 1962 apartment building on the Westside and a 1985 condo in Mission Oaks need different plans, even when both show the same leak.

Most failing systems give warning signs years before a major leak. Pressure drops at several fixtures at once. Water runs brown after a weekend away. Pinhole leaks come back every few months, or a slab leak shows up as a warm spot on your floor. Each repair adds to your bill while the rest of the pipe keeps aging.

We inspect your system, find the cause and tell you whether a repair or a full repipe is the better spend. The four conditions listed here explain most of the repipes we complete in homes and apartment communities across Ventura County. If your property has more than one of them, call (805) 765-3995 for a free estimate.

01

Galvanized steel in pre-1970 buildings

Homes and apartment buildings in Midtown Ventura, the Westside along Ventura Avenue, downtown Santa Paula and older Oxnard neighborhoods like La Colonia were plumbed with galvanized steel. Galvanized pipe rusts from the inside. The opening narrows year after year, so your shower pressure drops and brown water shows up at the tap after a weekend away. Once one section leaks, the rest of the system is the same age and in the same condition.

02

Mineral Buildup From Hard Water

Ventura County water carries high levels of calcium and magnesium. Scale builds inside pipes, at fittings and in water heaters. In copper lines, years of hard water wear pinholes through the pipe wall. Three pinhole repairs in two years tells you the fourth is on the way.

03

Salt Air Along the Coast

Pierpont, the Ventura Keys, Silver Strand, Hollywood Beach and the Channel Islands Harbor area sit in marine air all year. Salt and morning fog corrode exposed copper, shutoff valves and water heater connections faster than the same parts inland in Ojai or Fillmore.

04

Clay soil and slab movement

Clay soil in East Ventura and Camarillo’s Mission Oaks swells during winter rain and shrinks through the dry months from May to October. Slabs shift with the soil. Copper lines buried under those slabs rub, kink and leak. A repipe reroutes your water lines through walls and attic space, so you stop paying for slab leak repairs one at a time.

Multifamily Repiping for HOAs and Apartment Communities

One contractor for the entire project

We manage every phase from start to finish:

  • Asbestos abatement
  • Plumbing: new water lines to every unit
  • Drywall repair
  • Access scheduling with occupants

Your board or property manager has one point of contact from the first site walk to the last unit.

A repipe in an occupied building is a coordination project as much as a plumbing project. Dozens of households need notice, access and working water. We built our process around occupied buildings and have run the same process across about 500 units in Ventura County.

One water shutoff, typically 6 to 8 hours

On most of our repipes, we complete the work with one water shutoff for the entire project. The shutoff typically lasts 6 to 8 hours. We install the new system while residents keep their water, then switch over in a single scheduled window. Residents get the date in advance and plan one day around the outage.

Asbestos in older buildings changes the plan

Many apartment and condo buildings in Ventura, Oxnard and Camarillo went up in the 1960s and 1970s. Wall texture, joint compound and acoustic ceilings from those decades often contain asbestos. Opening those walls in an occupied unit takes a different plan than a standard repipe. We build abatement into the schedule from day one, so the abatement crew, our plumbers and the drywall crew move through each unit in sequence.

The same abatement and drywall crews on every project

We have worked with the same asbestos abatement and drywall subcontractors throughout those 500 units. Their crews know our sequence and we know theirs. Scheduling is faster, handoffs between phases are clean and the project keeps moving.

Accountability stays with Midtown

When an association hires a plumber, an abatement company and a drywall contractor separately, the manager ends up coordinating three schedules. Then a patch is late or a ceiling gets damaged, and each contractor points at the other two.

With Midtown, a scheduling issue, a delay, a quality concern or a correction is our responsibility. We address the problem and get it resolved. You never sort out which contractor owes the fix.

Our Repiping Process

Our repiping process begins with a thorough evaluation of your existing plumbing system. We review available options, develop a plan for the project, complete the necessary pipe replacements, and test the system to verify proper operation.

Repiping Cost in Ventura County

Your price depends on the number of bathrooms and fixtures, the number of stories, slab or raised foundation, wall access and, in older buildings, the abatement scope. Multifamily pricing also depends on unit count and building layout. Estimates are free. You receive a written scope and price before any work begins.

Where We Repipe in Ventura County

Our shop is at 3800 Market St B in Ventura. We repipe homes and multifamily buildings in Ventura, Oxnard, Camarillo, Ojai, Santa Paula, Fillmore, Thousand Oaks, Simi Valley and Moorpark.

The work changes by neighborhood. Midtown Ventura and the Westside mean galvanized steel and plaster walls. Pierpont and the Ventura Keys mean corroded copper and valves. East Ventura and Mission Oaks mean slab leaks from shifting clay.

In South Oxnard and older Camarillo condo communities, we see original 1960s and 1970s piping serving whole buildings.

Frequently Asked Questions

How long is the water off during a multifamily repipe?

On most of our projects, the water is off once for the entire project, typically for 6 to 8 hours. Residents get the date ahead of time.

No. We have repiped about 500 multifamily units in Ventura County, all while fully occupied.

We do. Residential repipes include premium drywall patches. On multifamily projects, drywall repair is part of our scope and our responsibility.

Often, yes. Wall and ceiling materials from the 1960s and 1970s frequently contain asbestos, and those walls have to be opened to reach the pipes. We handle abatement as part of the project with the same abatement subcontractor we have used across about 500 units.

Yes. The City of Ventura, Oxnard, Camarillo, and unincorporated Ventura County all require a plumbing permit for a whole-home repipe, followed by a rough-in inspection before walls close up. Midtown Plumbing Company is licensed by the California CSLB (License #1126558) and handles the permit application and inspection scheduling as part of every repipe job. An unpermitted repipe creates problems at resale and voids most homeowner insurance claims for water damage.

One leak in a newer copper system is a repair. Repeated leaks, galvanized steel or copper running under a shifting slab point to a repipe. We inspect the system and give you both options with pricing.

Yes. Your board or manager has one point of contact for plumbing, abatement, drywall and resident scheduling. See our HOA and multi-family plumbing services.
